در دوره فرمانروایی اشکانیان، سبک نوینی در معماری ایران با نام سبک پارتی پایه‌گذاری شد و تحولاتی در نوع مصالح و اجرای طرح بناها پدید آمد که یکی از تاثیرگذارترین تغییرات را میتوان استفاده گسترده از گچ دانست. از آنجا که گچ در قلمرو اشکانی به وفور یافت می‌شد و دارای استحکام و شکل‌پذیری آسان بود، از یک سو به‌عنوان مصالح مستحکم قابل استفاده بود و از سوی دیگر قابلیت اجرای آرایه‌های مختلف در بنا را داشت. این پژوهش با بررسی سیر تحول معماری دوران اشکانی و تحلیل شواهد استفاده از ماده گچ با استناد بر منابع کتابخانه‌ای و داده‌های به دست آمده از بررسی‌های میدانی، به واکاوی دلایل استفاده گسترده فنی و هنری از این ماده در دوران اشکانی، و تاثیر آن در شکل‌گیری سبک پارتی و انتقال آن به دوره‌های دیگر پرداخته است. در نتیجه این بررسی‌ها مشخص شده است که گچ به دلیل خواص منحصربه‌فرد خود پاسخگوی بسیاری از نیازهای معماران و هنرمندان این دوران بوده است. استفاده از این ماده به‌عنوان ملاط، ساخت دیوارهای مستحکم و پوشش‌های منحنی برای بنا بدون نیاز به قالب را فراهم کرد، و به‌کارگیری آن در تزیینات باعث گسترش هنر گچبری و نقاشی‌دیواری، و بی نیازی به حجاری‌های سنگی زمان و هزینه‌بر مانند دوره‌های گذشته شده است. همچنین بررسی‌های سبک‌شناسی آرایه‌های گچی مشخص می‌کند که در ابتدای این دوره نفوذ هنر هلنی در شیوه اجرا و نقشمایه‌های هنری بالا بوده است، اما به‌تدریج این تاثیر کمرنگ‌تر شده و در اواخر دوره اشکانی نفوذ الگوهای شرقی بیشتر می‌گردد. در نهایت معماری و هنر اشکانی به‌عنوان یک سبک مستقل تجارب خود را از نظر فنی و هنری به دوران بعد و با واسطه به هنر و معماری اسلامی منتقل می‌کند.
